  WHY SHOULD I HAVE AN INSPECTION OF MY HOUSE???

  You as a potential seller must realize that the real estate market we live in today is quite different than years past. Real estate agents and their buyers are a lot more sophisticated in today´s marketplace and the days of buying "as is" or "buyer beware" no longer exist. Therefore, in order for you to compete successfully in the sale of your house, you must do everything possible to make your home stand apart from the rest.  
     
  An inspection of your home will give you a complete evaluation of the condition of your property. We will examine the plumbing, heating, electrical, roofing and structural components and determine where repairs might be needed. We will also look at the cosmetic aspects of your home to help you with ideas that will spruce up the overall appearance. Sometimes when we live in a house for an extended period of time, the house becomes second nature to us and many items that may need attention are overlooked.  
     
  When you get ready to list your home with a realtor they will ask you a series of questions regarding the condition of your house. They will also give you a form from the state asking you to tell everybody what is wrong with your house. You must fill this out completely and with accuracy or problems could arise after the sale of your property if discrepancies are found. By having an inspection before hand, you can answer these concerns with no hesitation and complete accuracy.  
     
  Another advantage of having an inspection before you list your home is that if we did find some items that were definitely in need of repair, you could make the repairs and build the cost of the repairs back into the sale price of your home. It is impossible to add the cost of these repairs back into the sale price after the price has been established and contract signed with a potential buyer. You could wind up saving yourself hundreds or even thousands of dollars by taking care of this in the beginning.  
     
  Successfully marketing your home is the key to selling your home in today´s marketplace. Having an advantage over an identical home in your area could be the difference in a quick sale versus a long drawn out affair. By having an inspection before you list your home, your real estate agent will be able to market your property as a home with a potentially clean bill of health. One that will have an advantage over the house down the street that didn't have an inspection and one with many deficiencies found that have not been corrected. You make the choice. The house with the inspection, or the house without. Which would you buy?
